Winning Bizness Desk

Mumbai. Elon Musk’s electric vehicle company Tesla is all set to open its third showroom in India. After already launching its outlets in Mumbai and Delhi, the company has now leased a new space in Gurugram. The upcoming facility will be located at Orchid Business Park on Sohna Road and will serve as a showroom, service center, and warehouse. Tesla India Motor and Energy Company has taken this property on lease for a total period of nine years.

Tesla signs lease for 51,000 square feet

The space leased by Tesla covers a super built-up area of around 51,000 square feet. However, the actual chargeable area in use is 33,475 square feet. The lease deal officially began on July 15, 2025, and was registered on July 28, as per documents accessed by real estate research firm CRE Matrix. This will be the company’s largest facility in India so far, aimed at providing vehicle sales, servicing, and storage solutions to customers in the Delhi-NCR region.

Monthly rent starts at ₹40 lakh with yearly hikes

In the first year of the agreement, Tesla will pay ₹40.17 lakh per month as rent for the space. The rent is expected to increase every year as part of the agreement. Tesla has also deposited ₹2.41 crore as a security amount. The company must make rent payments before the 7th day of each month. The property also includes 51 parking spots, which will be available for Tesla staff and customers, making visits more comfortable.

Three owners share the commercial property

The ownership of the Orchid Business Park building is divided among three companies. The largest share of 75.94 percent is held by Garwal Property Private Limited. Suncity Real Estate LLP owns 21 percent of the property, while Orchid Infrastructure Developers Private Limited holds the remaining 3.06 percent. Tesla has rented the chargeable area from Garwal Property, according to the lease documents.

Location chosen for customer convenience

Tesla has chosen the location of its third showroom strategically. The Orchid Business Park is situated near major commercial and residential areas of Gurugram. This makes it easily accessible for customers living in and around the Delhi-NCR region. The showroom is expected to increase Tesla's visibility in North India and attract more buyers for its premium electric vehicles. Vehicle deliveries will also begin in Gurugram during the first phase of operations.

EV market in NCR gaining strong momentum

The electric vehicle market in NCR has been growing at a fast pace due to several factors. Government schemes like FAME and the lower GST rate on EVs have made them more attractive. Also, people are now more environmentally aware and want to switch to cleaner transportation. Tesla’s entry into this market is expected to give the EV sector a fresh push. Plans are also in place to set up Tesla’s own supercharger network in Gurugram.
